We've committed to providing buyers with a progress update by email. In addition, we'll keep you informed on this webpage with updates and answers to frequently asked questions.

There are still a few items outstanding before we can achieve practical completion (PC) and submit the building safety registration.
Three of these items are with the developer, Thornsett: the fire stopping register, servicing agreements, and confirmation of fire stopping in the lifts. Our Director of Construction is actively pursuing these, and we expect to receive them imminently. Separately, we are also working through the reports from the recently completed fire risk assessment.
We now expect to achieve practical completion and register the building at the end of July. This is dependent on receiving the final items from Thornsett and our satisfaction with the fire risk assessment reports.
We sincerely apologise that we're still not able to move you into your new homes and this does mean completions won’t happen in July as predicted, we do appreciate how frustrating this and will provide another update by 31 July 2025.

We're still waiting on a few final items from the contractor. One of these is crucial for completing the fire risk assessment for the building. Once we receive it, the fire risk assessment will be carried out promptly. We're aiming for this to be completed by the end of June, with building safety registration to follow shortly after.
This means that occupation will be pushed back and will no longer take place in June. We now estimate occupations will begin towards the end of July.
We're truly sorry to have to communicate another delay. We understand the frustration this causes and appreciate your ongoing patience. We'll provide your next update by 30 June 2025.

Our building safety team continue to work through the documentation required for the building safety registration, we are not yet in a position to submit the application but hope to be able to provide a date for submission by the end of next week. We still anticipate occupations taking place towards the end of June.

Practical Completion (PC) is now anticipated for end of June 2025. This is based on our estimate in obtaining the documents necessary to achieve PC from the contractor, which enables us to register the building with the Building Safety Regulator. Our aim is to achieve PC and register the building simultaneously. We now anticipate occupations at the end of July.
We understand that this revised PC date may be disappointing, and we want to assure you that we are working hard to finalise the building safety case documentation to get you into your new homes as soon as possible.

Our building safety team continue to work through the documentation required for the building safety registration and expects to submit the registration at the end of May. We now anticipate occupations starting towards the end of June, subject to confirmation of registration from the regulator.

Some documentation remains outstanding. We are now forecasting practical completion in late April.
The process to register requires us to submit key data to the Building Safety Regulator to obtain permission to occupy the building. Once this is done, the Regulator can request a Building Safety Case Report at any time. This report must provide clear evidence that the building is safe. Failure to present this could result in serious regulatory penalties being imposed, therefore, it is Southern Housing’s policy that we will not submit the building for registration until we have assurance that we have all the information we need to create our Safety Case Reports.
We still predict occupation in May subject to BSR registration. We will provide another update by 30 April. We still predict achieving practical completion in March with occupation in May.
We want to make you aware that we have achieved practical completion on rented blocks G and H, and you may see people starting to move in. These blocks are low rise and not subject to building safety registration, but this does illustrate the progress that is being made on site.
We will provide another update by Monday 31 March.

Practical completion is now predicted for March, due to the finalisation of some outstanding documents required for building safety registration, our building safety team continue to review documents as they are received in preparation for submission once we achieve practical completion. Occupation is still predicted for May 2025.
Good news, we have received a revised EWS1 form and report from fire our safety consultants, Hydrock, this replaces the one previously issued by Tri-fire.

Recently, we became aware of concerns regarding EWS1 (External Wall System) forms completed by Tri Fire. EWS1 forms are essential for mortgage lenders to confirm the fire safety compliance of external wall systems. Tri Fire were an approved contractors within our supply chain.
The concerns stem from an investigation by the Institution of Fire Engineers (IFE) involving a fire engineer employed by Tri Fire, Adam Kiziak. Mr. Kiziak has been suspended from the IFE for six months. As a result, some lenders are now rejecting EWS1 forms completed by Mr. Kiziak, and some are even rejecting those completed by Tri Fire.
Mr. Kiziak and Tri Fire have previously conducted numerous EWS1 forms for Southern Housing and other housing providers, including at Fount Spring Place. To ensure complete confidence in the fire safety of your building, we are using a different fire engineering consultant to carry out a new EWS1 assessment at Fount Spring Place. We will not take handover of the building until we receive the new, validated EWS1 form. We are currently awaiting a timeline for this re-assessment and will share it with you as soon as it is available.
We understand this may be concerning, and we want to reassure you that fire safety remains our absolute priority. We are taking all necessary steps to ensure the building meets the highest standards. Once we achieve practical completion, we will be in a better position to provide a more accurate timeline for building registration and an indicative occupation date.

In our last update, we informed you that we were awaiting the building warranty sign off and documents. This remains the case, and we now expect to take handover in January 2025. Please note: This is the estimated date for construction completion, not when you will be able to occupy your new home. We will then register the building with the Building Safety Regulator, and we are still estimating this to be complete in May 2025. If we can complete the process sooner, we’ll let you know immediately.
We understand that a May occupation may not be ideal for everyone. We currently have apartments available at The Volary, which is complete and ready for immediate occupancy.
