We will be visiting site tomorrow to collect the keys and will be in a position to serve notice via your solicitors on Friday. Your sales progressor Alisha will be in touch again on Friday but please do let us know if you have any queries.

We are very pleased to confirm that we have now submitted our application to the Building Safety Regulator for New Kent Road.
The Regulator will now review the details so that it can be satisfied the building should appear in the register.

I am pleased to share some good news; we have taken practical completion of both blocks at New Kent Road as planned. We are now putting together our registration pack with the final documents and anticipate being in a position to submit to the Building Safety Regulator by end of next week 29 May at the latest. We will confirm once we have submitted the registration. Once submitted we estimate we will receive confirmation of receipt of application within 10 working days of the submission, at this point we will serve notice. As previously explained you will have 10 working days to complete on the purchase from the day notice is served. Please ensure you have valid mortgage offers to proceed to fix completion.
Our Sales Executive, Ovo Akpondono will now arrange viewing dates for you to see your new home and take measurements. Please note, this is not an opportunity to snag your property, snagging and de-snagging has taken place in line with NHBC tolerance guidelines, after your visit if you wish to see a copy of the handover sheet confirming any outstanding items that were picked up you can request this. The properties are covered by a 12-month defect liability period (DLP), effective from 19 May 2025, I attach details of what is covered under the DLP for your information. This will also be included in the welcome pack you will receive on the day you collect your keys.

This has been due to lots of activity taking place this week, including a thorough site inspection and walk around.
We are scheduled to attend the development on Monday, 16th May, with the view of taking practical completion of all homes. Our site visit earlier this week left us feeling positive, provided HG wraps up some minor decorative items in time for us to collect keys and the necessary paperwork for practical completion on Monday.
Once practical completion is achieved, our building safety and technical teams will dive into the paperwork for the Building Safety Regulator (BSR). As soon as our internal teams confirm that all required documents are in the correct format, they will promptly submit the development to the BSR. We estimate that this process will be completed within 1-2 weeks.
Looking ahead, we anticipate serving notice to you for occupation in early June. We won't require full BSR registration to accept handover and serve notice, but we will need a submission reference from the BSR, which has typically taken around one week so far.
Next steps: Please make sure to inform your sales progressor if you have a rental notice period to serve. Once we serve notice, you'll be expected to complete the sale within 10 working days. If you require a notice extension, this is the time to discuss it with us. Additionally, check that your mortgage offer is still valid. If it's nearing expiry, work with your financial adviser to apply for an extension.
We will provide confirmation on Tuesday, 20th May, regarding the practical completion status.

Further to our last update we are pleased to report that the fire safety curtain has been installed, inspected, and signed off. Whilst we are progressing towards PC, we do still require some outstanding documents from HG Construction. These documents relate to items such as gas safety, fire alarms and smoke detectors. These are necessary for us to accept practical completion from HG and finalise the building safety report for registration. We have been working closely with them and understand we will be in receipt of these by the end of next week.
This means that we won’t be able to accept practical completion until at least the week commencing 12 May, with registration to follow. Subject to confirmation of registration from the regulator, we now predict that occupations would therefore commence in June.
We sincerely apologise for this continued delay and want to assure you that we are doing everything possible to obtain the required documents.

We have been informed of a recent leak at the development. The leak has been located and repaired, and any resulting decorative damage is currently being addressed. This will not impact our ability to achieve practical completion, but we wanted to provide you with this information for full transparency.
Our building safety team continue to work through the documentation for the building safety submission and there are still some items outstanding. The process to register requires us to submit key data to the Building Safety Regulator to obtain permission to occupy the building. Once this is done, the Regulator can request a Building Safety Case Report at any time. This report must provide clear evidence that the building is safe. Failure to present this could result in serious regulatory penalties being imposed. Therefore, it is Southern Housing’s policy that we will not submit the building for registration until we have assurance that we have all the information we need to create our Safety Case Reports.
Once we have the required paperwork we will take Practical Completion. We are still forecasting occupation for late April; however, we want to inform you that occupation could be delayed until May if we do not receive the necessary paperwork promptly to be able to register the building.

We are still waiting for the fire curtains to be installed, because of this it does mean that we will not be able to take PC in March but do not expect this to cause significant delays. We will provide an update on 31 March where we will hope to provide a clearer timeline and expect to be able to achieve PC in April.
We’re continuing to prepare the necessary documentation for the building safety registration. This will allow us to register the building soon after practical completion.

In our previous update, we mentioned that practical completion was pending the installation of fire curtains in the bin store. We are pleased to confirm that the specification of the new curtains was approved by our third-party fire consultant, the order placed, and the curtains are now in production. However, the supplier has informed us that to complete the manufacture and installation, it will be a further three weeks. While we're disappointed by this delay, we're in continued communication with all parties to explore any possibilities for expediting the process. We understand the impact this has on our practical completion date, and we now anticipate that we'll be ready to welcome you to your new home towards the end of April.
In the meantime, we're continuing to make progress on other essential tasks, including preparing the necessary documentation for the building safety registration. This will allow us to register the building soon after practical completion.
We appreciate your understanding and patience as we work through these final stages. We're committed to delivering your new home to the highest standard, and we'll continue to keep you informed of our progress. If you have any questions, please don't hesitate to contact us.

We are still awaiting the fire curtains on the bin store doors at ground floor level, which are currently being fabricated as part of the fire stopping works mentioned in earlier updates. We still anticipate achieving practical completion mid-February.
Preparation for building safety registration is ongoing whilst we wait on practical completion.
