Building Control has signed off the units and we are awaiting their final certificate. All other outstanding certificates required for us to take handover have now been received.
Our Clerk of Works is visiting site again this Friday 24 October with a view to signing off the units. Internal handover has been booked for 28 October.
As soon as we receive confirmation of handover, we will serve notice to complete via your solicitors. Your solicitor will then contact you to arrange a date for completion within the 10-day notice period in line with your contract.
If for any reason the Clerk of Works reports anything from his visit on Friday, that will affect the proposed handover dates, we will be in touch again. If all goes to plan your solicitor will be in touch following handover. I am on leave next week but my colleague Joanne, copied into this email will update you all as soon as we hear any news on Tuesday.

Our Clerk of Works visited the site this week, snagging and de-snagging works are continuing throughout your homes, and they are due to reinspect again tomorrow with a view to signing off the items raised. We have two clerk of works attending and inspecting the plots to try and expediate things.
We have been informed by the contractor that Building Control has flagged an issue with the damp proof course in the homes. Further work is required to correct this, and we cannot legally take handover until we have final sign-off from Building Control. As such, it is looking unlikely that the properties will be ready for handover next Tuesday as planned.
A new predicted date of 28 October has been given for handover, but the clerk of works will visit again tomorrow and early next week to inspect the homes and will continue to visit and provide us with frequent updates as to whether the new predicated date is achievable.
We know how incredibly frustrating this news is going to be. Please rest assured that we are doing everything we can to push for the completion of your homes.

The clerk of works (CoW) visited the site this week and has identified some outstanding decorative snagging items that the contractor will need to address before we can proceed with handover. Additionally, there is still some external work to be completed.
A follow-up inspection is scheduled for 14 October. Based on the outcome of that visit, the CoW will assess whether the projected handover date of 21 October remains achievable. Please note that this timeline also depends on the final quality checks of your home and the completion of all necessary legal documentation.
We will be in touch again by Thursday 16 October with the outcome of the inspection and any further updates.

I am emailing to provide you with an update on progress at Holmhurst Gardens.
I am sorry to inform you that the completion of plots 90-96 has been delayed again. This is due to the final commissioning of the air source heat pumps. This affects certificates being issued which delays the final building control sign off, we must have this to accept handover of the homes.
The snagging of your property is now scheduled to take place on 7 October 2025. Once this is complete, we will be in a much better position to provide you with a new completion date.
We sincerely apologise for this further delay. We will continue to get updates from the team and will be in touch again by Friday, 10 October 25, with another update.
