Handovers

I am pleased to confirm that plots 25, 50-51, 53, 56, 58-59 and 73-81 have now handed over.

Plots 52, 54, 55 & 57 are due to be inspected on 22 January 2025 and plots 88 & 89 are due to be inspected on 28 January. If we are satisfied with the finish of the properties on these dates, then we will be able to take handover.

Next update

We will update the buyers of the plots being inspected on 22 January by Friday 24 January and for plots being inspected on 28 January, we will update you by Thursday 30 January.

Handovers

I am pleased to confirm that plots 23, 24, 26, 28, 35 and 36 have now handed over.

Plots 25, 50-51 and 73-76 are being inspected today, however we have not received building control certificates and so we will not be taking handover of these plots today. Our construction team will return to site tomorrow with a view to taking handover, but this will be subject to receiving the building control certificates. Please note that if handover is delayed past 10th December, the next available handover date will be in January. This is crucial to ensure sufficient time for legal processes, including your solicitor's request for funds from your lender. We will only accept the homes once the inspections confirm that the contractor has fulfilled the contractual level of finish.

Plots 52-59, 77-81 and 88 & 89 are still predicted for handover in the New Year. We expect to start taking handover from mid-January due to site closure over Christmas.

Next update

We will update the buyers of the plots being inspected on Friday by Monday 9^th December. For all other plots, your next update will be by 17^th January 2025.

Please find below our latest update on progress at Holmhurst Gardens:

Handovers

I am really pleased to confirm plots 16-20 and plots 27, 29 & 30 all handed over on Tuesday 19^th November.

Plots 35 and 36 were due to handover on Tuesday but this has been changed to today, Thursday 21^st November to allow for some final works following our quality checks. Plot 28 will also be re-inspected on this date and if we are satisfied with the finish, we will be able to take handover and update you regarding occupation dates. We will provide another update to customers purchasing these plots by Friday 22^nd November.

The next inspections for plots 23-26 are taking place on Tuesday 26^th November 24. If we are satisfied that the contractor has met the required standard of finish, then we will accept handover and update you regarding occupation dates straight away.

Please note, we will only accept the homes once the inspections confirm that the contractor has achieved the contractual level of finish.

Plots 50-59, 73-81 and 88 & 89 are still predicted for handover in the New Year. This is under constant review, and we will update you with any changes.

Specification change

It has come to our attention that the washing machine appliance you will be gifted as part of the specification has changed during the construction and installation process. The specification originally contained a Zanussi washer/dryer which we had communicated in our brochure, due to the original model being discontinued, the appliance has been changed to a Zanussi washing machine only. We apologise for this late change; specifications are always subject to change during the construction process. As this is a minor change to the specification, we will confirm this in writing through the solicitors and you won’t need to take any further action.

Handovers

I am really pleased to confirm plots 31-34 handed over last week.

Plots 10 and 11 handed over 5 November 2024 and plots 35 and 36 are due to handover next week subject to our final quality check on the 12^th November 2024.

The next inspections for plots 16-30 are taking place throughout November 2024. If we are satisfied with the finish as they are inspected, then we may accept handover and will update you regarding occupation straight away.

Please note, we will only accept the homes if we are satisfied with the finish.

Plots 73, 74, 75, 76, 77, 78, 79, 80, 81, 88, 89, 50, 51, 52, 53, 54, 55, 56, 57, 58 and 59 we are still predicting will handover in the New Year, however this is under constant review and we will update you with any changes.

Next update

The next update will be sent to you by 21 November 2024 but we will provide an interim update to the buyers of plots 35 and 36 once they have been inspected on 12 November 2024.

Programme updates.

We are really pleased to have received an updated build programme from Thakeham’s new site project team. The programme we have been given is being used as a guide. Part of our contract with Thakeham’s means they are expected to give Southern Housing a two-week notification for handovers. When we receive this notice, we will assess if we believe the handover date is realistic or not. We must take into the account the quality of your home and the paperwork needed for you to legally complete. Kindly find the latest update below, where you will see we have added time to the first set of shared ownership handovers:

• Plots 1-9 (affordable rent properties) have handed over.
• Plots 31,32, 33, 34, 35 and 36 are due to handover on 29^th October 2024 however, these properties had the incorrect end panels fitted to the kitchen cupboard. The correct end panels were delivered on Wednesday (23^rd of October) and are currently being installed. Our Clerk of Works has inspected the properties and will be back on site tomorrow Friday 25^th of October for a final check. We’ve added a two-week contingency to ensure a quality product, with handover of these plots anticipated by Southern Housing on the 12^th of November.
• Plots 10 and 11 are due to handover on the 5^th of November, however we are still awaiting vital paperwork which enables us to take handover. I therefore predict handover of these homes on the 19^th of November.
• Plots 16, 17, 18, 19, 20, 27, 28, 29, 30, 23, 24, 25 and 26 have the potential to handover in December.
• Plots 73, 74, 75. 76, 77, 78, 79, 808, 81, 88, 89, 50, 51, 52, 53, 54, 55, 56, 57, 58 and 59 are more likely to handover in the New Year.

These dates are not guaranteed but we will do our best to give detailed updates regarding handover when we receive the two-week notice for each property.

What happens when we take handover?

Once we have taken handover of the properties, we'll serve your solicitor with ‘notice to complete’. This means that completion (the day you get the keys to your property) will take place within 10 working days. Handover is when Southern Housing officially accept the properties as complete from the builder and has received all relevant accompanying paperwork for the property.

What happens on the day of completion?

On the day of completion your sales executive Adina will meet you at the property to hand over your keys, show you how things work and take your meter readings. It’s important to remember that completion can happen at any time and Adina will be unable to hand over your keys until we have heard from our solicitors that you have legally completed.

Other updates.

Please find below an interim update on the progress at Holmshurst Gardens below:

• Thakeham have appointed a new project manager and project team who will now take this development forward.
• As a result of change of project team there has been little progress since my last update.
• Thakeham’s new site project team, have not provided a new programme at this time.
• There is a site meeting on Tuesday 8^th October with the new project team.

At the moment, whilst there has been no official change to the predicted handover date, and we are still anticipating practical completion at the end of October/beginning of November. Given we have a new project team in place and no programme to work to, it is still my opinion that this is likely to be delayed further meaning it could potentially be after Christmas before you are able to move into your new home.

I will be on annual leave until 21^st October, I will provide another update once I return before the 25^th of October when I hope to have received the revised program from the new site team and have had our site meeting next week, we will be in a better position to update you.

I hope you are all well and looking forward to visiting your home on the 9^th of October.

At the moment we still have no official handover date confirmed. Our Development Manager and our Employers Agent are still anticipating handover at the end of October/beginning on November. Kindly find the latest update regarding Holmhurst Gardens below:

• The correct street lighting has now been installed.
• Snagging is still proving to be a challenge, with our Clark of Works yet to confirm any property is ready for inspection/handover to the Sales Team.
• We are trying to achieve a two-week notice (this means we would be scheduled to take practical completion of the homes in two weeks), but this is subject to the homes being snag free.
• There has been a verbal agreement with the local planning authority confirming that the play areas in phase 1 can be installed at a later date due to health and safety concerns. We need this in writing. We await this confirmation from the local authority confirming but this could be a risk to handover.

Personally, my opinion has not changed and you could potentially move into your homes after Christmas. I am hopeful we can better this date if snagging is improved.

Our Pre-Sales Manager is visiting site again today to check on progress.

I am on leave from next Friday (4^th of October) for two weeks. I will endeavour to get you an interim update by Thursday 3^rd of October and will send another update when I return by the 25^th of October. Sarah or Adina will update you if we take handover in this interim period.

Thank you for your time on the phone today

As discussed, the handover date for your property at Holmhurst Gardens has been pushed back to the end of October/beginning of November. Following meetings with the site team, our Employers Agent and our Development Manager, they are still pretty confident handover will take place around the end of October/beginning of November. However, I personally remain a little dubious about these dates, given my experience with other developments.

The main reasons for the delay in handovers:

1. The incorrect streetlighting being installed, which is currently being rectified
2. The finish of the properties. Currently, de-snagging is not going well at the development. We continue to find snagging incomplete and so homes are being snagged several times.

As November is now being mentioned, I am really aware that if we push back on handovers due to the finish, we will soon be in December. Will we not take handover of homes from a contractor after the 13^th of December (approx.) and if this is the case you potentially may not be moving into your home until January.

January, in my opinion, is a worst-case scenario and am hopeful we can better this date, but it is a possibility. We will of course keep you updated if you decide you are able to wait for the completion of your home. If the October/November date for handover remains ‘on-track’ we will update you fortnightly, but if anything significant happens we will notify you as soon as we can.
