We've committed to providing buyers with a progress update by email every other Wednesday. In addition, we'll keep you informed on this webpage with updates and answers to frequently asked questions.

I hope you are all keeping well. I email with the latest development update regarding Greenside.
First, we are pleased to confirm we will be holding another update at 5.30pm, 30 July, via Teams.
The Southern Housing Sales and Development Directors will be in the meeting along with the other representatives from the team. A representative from Censeo (one of our panel of mortgage advisors) will also be there to any general questions regarding mortgages.
At the meeting we will be providing the latest position as we move towards practical completion. If you have any specific questions, please let me and Sarah know in advance, and we will prepare responses for the meeting.

I’d like to take this opportunity to give you a quick site progress update:
All Blocks
- Lobby and canopy work is underway. We are predicting this work will be complete within the next four weeks.
- Blocks A & D are nearing completion and getting ready for the Clerk of Work snagging.
Block B
Currently being de-snagged, except for the basement properties.
Block B Basement properties:
- Plots B1 and B2: flooring is being laid and nearing contractor’s snag.
- Plot B5: 2nd fix being completed, flooring being laid, decorating nearly complete.
- Communal areas tape and jointing, 2nd fix carpentry nearly done.
- Fencing going up in the basement gardens.
Block C:
Ground – 4th floor snagging is nearly complete. Mulalley is completing the snagging items in these properties ready for de-snag.
Block C Basements properties:
- C07- Living area stripped back to ascertaining water ingress source. Specialist employed to help rectify this. Bathrooms near completion, kitchen installed and flooring will be installed once water ingress rectified.
- C06 - Kitchen fitted and wood flooring installed. 2nd fix carpentry and electrical mostly complete.
- C08 - 2nd fix mostly complete with decoration mostly complete. Not affected by water ingress.
General
- Lots of activity on site.
- Lifts were being tested 10 July ready for commissioning.
- The draft operational and mechanical manual has been received ready to review.
- Pre-occupational fire risk assessment is due to be carried out at the beginning of August.
- Energy Performance Certificates are ready and due to be issued.
- A non-material amendment has been agreed by the local authority to allow occupation prior to all 278 works being completed.
- Virgin Media installation (under 278 works) has been instructed and paid for. We await installation date.
Practical Completion and handover
Mulalley is predicting practical completion 27 August.
We anticipate BSR sign off in September.
We anticipate internal handover to the sales team mid-September.
We anticipate occupations from late September. This is not guaranteed and is subject to change.

Programme
- BSR Gateway 3 application has a determination period of 8 weeks from submission of the relevant documents. If PC is around Christmas, why are we targeting occupation in April?
- Why has expected date of completion moved again (this time by 6 months)?
- What is the cause of the delay?
- When will you confirm if the delay will be as long as 6 months?
- Can we have a copy of the schedule of works to see what is still outstanding?
- Why are we not seeing much activity on site when we pass?
- Can we meet with the provider of the practical completion approval / Wandsworth Council Housing Dept to explain the situation and ask them to expedite the approval process?
- Can you clarify how long it takes to get the required documents from Mulalley, as you’ve said the BSR takes 28 days after PC, yet you’re also saying it could take six months.
- What is the role of Matt Townsend (Gardener Partnership)?

Occupation
- Can you clarify when I will be able to move into my new home? I need to give notice/my mortgage offer is about to run out.
- Can you speed up/prioritise completion of my flat as my housing situation is urgent?
- Is occupation of Block C (or parts of Block C) dependent on consent from Wandsworth Borough Council and fire safety strategy approval?
- Can flats in Cyprus House (Block C) be occupied before Block B is registered with the BSR?
- If PC of the entire development may not be possible for some months still, what are the reasons for no partial PC and occupation of Block C in the meantime?

Support for buyers
- Will Southern Housing cover the stamp duty increase if the project is delayed past April 2025?
- I'm told I can't view my flat because of water damage and because it would disrupt work on site. Why not?
- Could Southern Housing provide temporary accommodation until we move in?
- My rent/mortgage payments have now increased. Would Southern Housing contribute towards this extra, unexpected cost?
- Is it Mulalley blocking PC, or SH is choosing not to achieve PC? Do Block C now have to also wait for the BSR paperwork? Is it now that the buildings are complete and ready for PC and handover other than delays with paperwork?
- Why would lack of some documentation for BSR prevent occupation of Block C? Does that mean you will definitely not be able to occupy Block C once you definitely know you have all the paperwork for registering Block B?
- Is this nonmaterial amendment relating to S278 works still relevant since the crossover works have been finished or does a new extension have to be granted?
- What papers from Mulalleys are you referring to? We happen to know that that are no more outstanding papers from them. Please elaborate. What are the specific outstanding items that need to be resolved before PC can be taken?
- in case there are documents missing, what are the next steps between the third party you’ve hired, SH and Mullaley till PC What is being done to expedite getting these documents together if that is the case.
- Can you give us an idea or how much longer we are going to wait?
- Could you please let me know what are the NHBC compliance scores? You should have them already since the NHBC Building Warranty has been issued. Particularly for Block C, but if available for the whole development.
- Is there an issue with the quality of the project that is likely to affect provision of the documents required for PC?
- You allude to the financial impact of the current delays - is there a deeper financial problem that may have further implications on achieving PC?
- You state in this email 8 weeks from PC for my Block B, what do you need 8 weeks from PC for?
- What happens if Mulalley don’t give you these documents? Is Block B going to be forever unoccupied?
- What has been offered to buyers who are affected by the delays at Greenside?
- How does rent for shared ownership properties increase?
