We've committed to providing buyers with a progress update by email. In addition, we'll keep you informed on this webpage with updates and answers to frequently asked questions.

    I wanted to provide an update on our progress toward achieving Practical Completion (PC) this month. We remain focused on achieving PC as planned, although there are still a small number of outstanding documentation items that are currently being finalised.

    Following PC, the Building Safety Registration process will be led by our internal technical team. They are already reviewing the key building information required to support the submission and will then need to present this to our internal building safety team for approval before submission. Given the volume and complexity of documentation that must be assessed, the team has advised that the application to the Building Safety Regulator is unlikely to be submitted before November 2026.

    I am sorry that this isn’t the news you were hoping for. We continue to work closely with all relevant stakeholders to progress the remaining requirements and will keep you updated as key milestones are achieved.

    We will provide another update by 30 September, but if anything changes in the meantime, we will be in touch.

    Further to our previous update on progress at Free Wharf Phase 2, there are still a few final documents outstanding before we can achieve practical completion (PC); our development team are working with the consultants closely to get these items closed off. In positive news, we should we be in a good position to work towards building safety registration closely after PC is achieved, this is of course subject to change, but we will keep you updated.

    Congratulations on exchanging contracts for your new home at Wharf 21.

    Thank you for your continued patience as we work towards your sale completion. We wanted to provide an update on progress as we await practical completion (PC) of the homes at Wharf 21.

    What is practical completion?
    Practical completion is the milestone at which construction has been completed, all required inspections and approvals have been obtained, and the building is considered ready for handover.

    We are pleased to confirm that your property has now been signed off by both Building Control and the warranty provider. Before we can agree practical completion, we are awaiting a small number of final certificates and sign-off from the contractor.

    Once practical completion has been achieved, the building must be registered with the Building Safety Regulator (BSR) before we can take internal handover of the homes and serve notice for residents to move in. The BSR is the national regulator responsible for ensuring that higher-risk residential buildings meet the required safety standards.

    We understand that you are eager to move into your new home and appreciate your patience during this final stage. We will continue to keep you informed and will provide our next update on Monday 24 August 2026.
