I hope this message finds you well.
Please find attached the latest progress table for Corner Place, outlining the key milestones on our journey toward Building Safety Registration and eventual handover.
We’re pleased to confirm that surge protection has now been successfully installed, closing out that item. The water booster commissioning was completed on the 22nd, and fire damper test results have been received and are currently under review by Southern Housing.
We continue to actively follow up with the contractor for the remaining certificates required to finalise the Building Safety Regulatory (BSR) pack. This is essential for our internal team to complete their review and sign-off before submission to the BSR and subsequent internal handover.
Based on current progress, we remain on track to submit the necessary documentation to our internal Building Safety team by mid-November, with final submission to the BSR anticipated by the end of November. Once we receive the BSR reference, we will issue the 10-day notice as previously outlined. While 10 days is the contractual minimum, we’re happy to work flexibly with you—whether that means accelerating the timeline or extending it to a full calendar month to support rental transitions.
We continue to target a realistic occupation date of January 2026. Should opportunities arise to bring this forward, we will do our utmost to make that happen.

Based on this remaining work, we anticipate submitting all necessary information to our internal building safety team for final approval in mid-November. Once accepted, we can formally take handover and register the scheme with the Building Safety Regulator. We continue to predict January 2026 for occupation to provide maximum certainty during the run-up to the Christmas period. However, if your homes are ready sooner, we will proactively work with your solicitors to facilitate an earlier completion date.
In recognition of the continued delays and uncertainty, we are now going to offer some financial support as a goodwill gesture to those who have committed to continue with the sale. The offer is as follows:
- Storage costs from July 2025, when we informed of the September deadline which hasn’t been met.
- 2 furniture moves either between storage or between temporary accommodation (we will not cover removal from storage/accommodation to Corner Place on completion)
- Mortgage arrangement and re-valuation costs for those that have had to remortgage and have incurred costs
All will be paid upon completion subject to receipts for payment and will only be paid to those who continue with the purchase, if you chose to withdraw, we would not pay these costs.
We will provide another update by Tuesday 28 October.

This is normal as fire doors move over the course of time. And the work will be carried out within the next ten days.
We can also confirm that most of the commissioning certs have now been received and are being reviewed. During our review it was discovered that there was missing electrical surge protection, and our engineers have been scheduled to attend and do a survey of the incoming mains and establish what work is required to fit the relevant surge protection device. This appointment has been rearranged from Monday, and the engineers will now be attending site on Thursday. This system is essential for protecting the building's electrical infrastructure in the event of a lightning strike or other electrical surges.
We understand that repeated small delays and ongoing uncertainty are stressful, especially as just adding a couple of weeks to the timeline would cause issues with completing before the cut-off dates with solicitors for December. To give you more clarity, we will delay occupation until January 2026 to allow you to make a more informed decision on your accommodation. If this date can be improved, then we will of course do all we can to get you into your homes sooner but would not expect you to do so if you have secured your accommodation. We will also continue to provide regular updates on a two-weekly basis, with our next update being sent by 14 October 2025.
We fully recognise the frustration and disappointment this extended period of uncertainty has caused and apologise sincerely for these continued delays.

- The fire remedial works are ongoing. Elements and IFI have agreed a solution in principle to the outstanding issue around the ductwork to the bin store, we await costs and a programme of works – Programme of works received, and works will be complete by 19th September.
- The remedial decorative works are ongoing but will not delay occupation – Snagging and flooring works are to be completed but as stated this won’t delay occupation.
The items that were outstanding for the BSR registration remain outstanding and are as follows: -
- Firestopping reports, a Pre-Occupation Fire Risk Assessment (FRA), and a third-party inspection summary from IFI - The FRA has been completed but there are a few items to address; third party inspection summary from IFI is ongoing; fire stopping close-out report will be finalised once ductwork insulation has completed.
- Updated plans and review of drawings for the remedial works - ongoing
- Review of the updated Operations & Maintenance (O&M) manual - The critical item for PC is receipt of all commissioning certificates which are now likely to be received at the end of September.
Based on the above, we are adjusting the timeline to allow for receipt and checking of the above documentation for the BSR registration:
- End-September: Remedial works are expected to be completed, and Practical Completion (PC) will be reached.
- Mid-October: The BSR registration will be submitted internally to our building safety team, pending receipt of all necessary documents
- End of October: The BSR registration will be submitted to the building safety regulator
- First week of November: The BSR reference number is expected to be received, and keys will be handed over to the Sales team
- Second week of November: Solicitors will serve the 10-day notice to residents
- End of November: The occupation period will begin
We will work to try and better these dates. The next update will be on 30th September but if anything changes before this date, we will be in touch.

Following our last update issued on 09 July 2025, I am writing to provide you with the most recent information regarding the progress and anticipated timelines for the occupation of your new homes at Corner Place.
Summary of Progress
- Following the site meeting on 11 August, we were pleased to find Elements had completed the majority of the fire remedial works.
- The minor roof leak has been repaired, and the remedial decorative works to the affected properties is well underway with just floor finishing outstanding. This will not delay occupation.
Remaining Hurdles
- One of the remaining outstanding fire remedial items is a new issue, which our independent consultant IFI has raised during their recent inspection, and is to do with ductwork in the bin store. Elements is looking at solutions acceptable to IFI, and we expect to know this by the end of next week.
The main items still to be finalised relate to the BSR registration, which is a critical step before occupation can be granted. These include:
- Receiving firestopping reports, a Pre-Occupation Fire Risk Assessment (FRA), and a third-party inspection summary from IFI.
- Updating plans and reviewing drawings for the remedial works.
- Reviewing the updated Operations & Maintenance (O&M) manual.
- Initial walk-throughs show that any remaining snagging items, such as shrinkage cracks, are minimal and will be addressed.
Based on these factors above, the anticipated occupation for Corner Place has been revised to the end of October. The new timeline is primarily due to the ongoing process of compiling critical documentation for the Building Safety Regulator (BSR) submission.
New Anticipated Timeline
- Mid-September: Remedial works are expected to be completed, and Practical Completion (PC) will be reached.
- End of September: The BSR registration will be submitted, pending receipt of all necessary documents.
- First week of October: The BSR reference number is expected to be received, and keys will be handed over to the Sales team.
- Mid-October: Solicitors will serve the 10-day notice to residents.
- End of October: The occupation period will begin.
In the meantime, we are looking to arrange access for you to view and measure up your new home W/C 1 September and your Sales Executive, Asta, will be in touch to agree this date. If you require an extended notice period on your existing tenancies, or if your mortgage offer is due to expire, please discuss your options with your Sales Progressor, Alisha.

I understand the frustration that these delays have caused, and I want to assure you that we remain committed to providing transparent and accurate updates and ensuring you can move into your new home as soon as the work is completed and we are satisfied that it is safe to do so.

There is some more work to do to complete the communal areas, and they are targeting completion of these works by the end of this month. The next stage will involve the inspection and sign-off of all works by the independent consultant. This evidence will then be reviewed as part of the building safety submission.
The next site meeting will be w/c 11 August and so we will provide another update following this by Friday 15 August.
We are still forecasting occupations in September but will be in a better position to confirm this after the site meeting in August.

We are pleased to confirm that all the opening up on site has now been completed, Elements do not envisage any more opening up will be required. The items raised by independent fire assessor IFI are being closed down and good progress is being made to achieve completion of works on the anticipated date of 31 July 2025.
We still anticipate occupation in September. We will provide another update by 9 July 2025.

On opening the building for inspection, Elements, the contractor working on site, have identified that remedial works are required to the lift shafts and now anticipate that works will be complete by 31 July 2025. This means that occupations will be pushed into September.
