    Good afternoon

Please find to follow the latest update on progress at Corner Place:

    • The fire remedial works are ongoing. Elements and IFI have agreed a solution in principle to the outstanding issue around the ductwork to the bin store, we await costs and a programme of works – Programme of works received, and works will be complete by 19th September.
    • The remedial decorative works are ongoing but will not delay occupation – Snagging and flooring works are to be completed but as stated this won’t delay occupation.

The items that were outstanding for the BSR registration remain outstanding and are as follows: -

    • Firestopping reports, a Pre-Occupation Fire Risk Assessment (FRA), and a third-party inspection summary from IFI - The FRA has been completed but there are a few items to address; third party inspection summary from IFI is ongoing; fire stopping close-out report will be finalised once ductwork insulation has completed.
    • Updated plans and review of drawings for the remedial works - ongoing
    • Review of the updated Operations & Maintenance (O&M) manual - The critical item for PC is receipt of all commissioning certificates which are now likely to be received at the end of September.

Based on the above, we are adjusting the timeline to allow for receipt and checking of the above documentation for the BSR registration:

    • End-September: Remedial works are expected to be completed, and Practical Completion (PC) will be reached.
    • Mid-October: The BSR registration will be submitted internally to our building safety team, pending receipt of all necessary documents
    • End of October: The BSR registration will be submitted to the building safety regulator
    • First week of November: The BSR reference number is expected to be received, and keys will be handed over to the Sales team
    • Second week of November: Solicitors will serve the 10-day notice to residents
    • End of November: The occupation period will begin

We will work to try and better these dates. The next update will be on 30th September but if anything changes before this date, we will be in touch.

    Many thanks

    Good afternoon

Following our last update issued on 09 July 2025, I am writing to provide you with the most recent information regarding the progress and anticipated timelines for the occupation of your new homes at Corner Place.

    Summary of Progress

    • Following the site meeting on 11 August, we were pleased to find Elements had completed the majority of the fire remedial works.
    • The minor roof leak has been repaired, and the remedial decorative works to the affected properties is well underway with just floor finishing outstanding. This will not delay occupation.

    Remaining Hurdles

    • One of the remaining outstanding fire remedial items is a new issue, which our independent consultant IFI has raised during their recent inspection, and is to do with ductwork in the bin store. Elements is looking at solutions acceptable to IFI, and we expect to know this by the end of next week.

The main items still to be finalised relate to the BSR registration, which is a critical step before occupation can be granted. These include:

    • Receiving firestopping reports, a Pre-Occupation Fire Risk Assessment (FRA), and a third-party inspection summary from IFI.
    • Updating plans and reviewing drawings for the remedial works.
    • Reviewing the updated Operations & Maintenance (O&M) manual.
    • Initial walk-throughs show that any remaining snagging items, such as shrinkage cracks, are minimal and will be addressed.

Based on these factors above, the anticipated occupation for Corner Place has been revised to the end of October. The new timeline is primarily due to the ongoing process of compiling critical documentation for the Building Safety Regulator (BSR) submission.

    New Anticipated Timeline

    • Mid-September: Remedial works are expected to be completed, and Practical Completion (PC) will be reached.
    • End of September: The BSR registration will be submitted, pending receipt of all necessary documents.
    • First week of October: The BSR reference number is expected to be received, and keys will be handed over to the Sales team.
    • Mid-October: Solicitors will serve the 10-day notice to residents.
    • End of October: The occupation period will begin.

In the meantime, we are looking to arrange access for you to view and measure up your new home W/C 1 September and your Sales Executive, Asta, will be in touch to agree this date. If you require an extended notice period on your existing tenancies, or if your mortgage offer is due to expire, please discuss your options with your Sales Progressor, Alisha.

Thank you for your continued patience. I understand the frustration that these delays have caused, and I want to assure you that we remain committed to providing transparent and accurate updates and ensuring you can move into your new home as soon as the work is completed and we are satisfied that it is safe to do so.

Another update will be issued by Friday 29 August, unless anything changes in the meantime and then we will update you straight away.

    With kind regards

Vikki Walker – Director of Sales & Marketing

Luke Chandler – Director of Delivery

We are pleased to update you that Elements are making good progress with the works on site and are nearing completion of the works within the apartments. There is some more work to do to complete the communal areas, and they are targeting completion of these works by the end of this month. The next stage will involve the inspection and sign-off of all works by the independent consultant. This evidence will then be reviewed as part of the building safety submission.

The next site meeting will be w/c 11 August and so we will provide another update following this by Friday 15 August.

We are still forecasting occupations in September but will be in a better position to confirm this after the site meeting in August.

We still anticipate occupation in September. We will provide another update by 9 July 2025.

We are pleased to confirm that we have now received the EWS1 form for Corner Place.

On opening the building for inspection, Elements, the contractor working on site, have identified that remedial works are required to the lift shafts and now anticipate that works will be complete by 31 July 2025. This means that occupations will be pushed into September.

We are sorry to communicate a further delay; we appreciate your patience and thank you for your continued understanding.

If you have any questions relating to your personal circumstances, please continue to contact your sales progressor. If you have any queries regarding the construction delay then please reply to this email or submit a question via this webpage.

Please find below the latest update on progress at Corner Place:

The ongoing works required opening up parts of the building to ensure that adequate fire safety measures and materials are in place and to make required necessary changes. We reported in the last update that a change to materials has taken place, the reason for this material change was because the original build finish used did not match the manufacturers design specification. The changes to the materials have meant that we can ensure the fire stopping in the building meets the performance requirements set out in the fire strategy. This work is expected to be completed by the end of May.

With regards to the new EWS1 forms, we are appointing a new assessor to replace the Tri Fire forms that are now void, and we are predicting the new EWS1 form to be issued in April. We await confirmation on whether the new assessor will need to open up the building to be able to carry out the checks and what access is required. There is a risk that April will not be achieved if the assessor identifies any concerns during their inspection. We do not anticipate that there will be an issue but feel it important to be transparent about the potential risks.

Once the remedial works are complete, we have the new EWS1 form, and are satisfied to sign off the final documentation, we will be submitting our application for building safety registration. This process requires us to submit key data to the Building Safety Regulator to obtain permission to occupy the building. Once this is done, the Regulator can request a Building Safety Case Report at any time. This report must provide clear evidence that the building is safe. Failure to present this could result in a heavy fine (or imprisonment / decantation in worst case scenarios). Therefore, it is Southern Housing’s policy that we will not submit the building for registration until we have assurance that we have all the information we need to create our Safety Case Reports.

Taking into consideration all of the above, we now anticipate occupation in August. We want to get buyers into their new homes as soon as we can, and we are doing everything in our power to improve upon this date. We will continue to keep you updated on progress to help you make plans and informed decisions.

We understand the frustration, inconvenience, and disappointment the continued delays are causing but hope that this update provides some context to the ongoing delays. If you have any questions regarding your individual circumstances, please do not hesitate to contact your sales progressor, Alisha. For questions relating to the construction delays, please submit your questions via the questions tab on this webpage.

We will provide the next update by 30 April 2025.

Please find below our latest update on progress at Corner Place:

The remediation works are progressing well, Elements have made some changes to the use of materials based on technical performance, we support this to minimise disruption to the completed works and for better long-term results for leaseholders. These factors have added a further 6 weeks to the completion programme, taking the predicted end date to 30 May.

Our building safety team continue to review documentation in preparation for registration, this will allow us to register the building soon after completion of the remedial works. We will be able to provide a reliable estimate of the date of occupation once we’re in a position to submit for registration.

We mentioned in the last update that we would require a new EWS1 form, we have appointed IFI to undertake the inspection and issue a revised EWS1 form and report. Once the report is received, this will be provided to your solicitor.

We appreciate your understanding and patience as we work through these final stages. We're committed to delivering your new home to the highest standard, and we'll continue to keep you informed of our progress. If you have any questions, please don't hesitate to contact us.

We will provide our next update by Friday 28 March, but you will hear from us sooner if we achieve any key milestones before this.

For questions regarding your individual circumstances or general enquiries about the sales process, please continue to contact your progressor, Alisha. For questions specifically related to construction delays, please submit your questions via the questions tab on this webpage.
