We've committed to providing buyers with progress updates by email. In addition, we'll keep you informed on this webpage with updates and answers to frequently asked questions.

We are currently prioritising the issuing of notices to your individual solicitors. As we have already been in contact with you, we are aware of your personal circumstances and are scheduling completions accordingly.
Our aim is to have notices served to everyone over the coming week. For those whose homes were affected by the leak, notices will be issued once we have formally taken handover of the properties from Elements.
After notice has been served, your solicitor will contact you directly to arrange your completion date.
While writing, we would also like to remind you to provide your solicitor with any invoices we have agreed to cover as a result of the delays:
- Storage costs from July 2025, when we informed of the September deadline which hasn’t been met.
- 2 furniture moves either between storage or between temporary accommodation (we will not cover removal from storage/accommodation to Corner Place on completion)
- Mortgage arrangement and re-valuation costs for those that have had to remortgage and have incurred costs
All will be paid upon completion subject to receipts for payment and will only be paid to those who continue with the purchase, if you chose to withdraw, we would not pay these costs.

Building Safety Registration and Occupation
We are pleased to confirm that we received our Building Safety Registration Reference on 22 January, and we are now able to serve notice so that you can begin moving into your new home.
Alisha, your Sales Progressor, has been in touch this week to discuss your timeline so we can organise serving notice and move-in dates. To ensure a smooth experience for everyone, we will manage the volume of completions and ensure the building isn't overwhelmed on a single day. We will prioritise those with the most immediate deadlines (e.g., tenancies ending next week), and so we would be grateful if you could include this information within an email to us to this email address with specific information if applicable e.g. ‘my current tenancy ends on 31 January’. To help us finalise the schedule, please respond to this email urgently.
Remaining works required
As part of the Building Safety Registration process, some works have been recommended to the individual front doors to the apartments. These works are enhancements rather than essential and will be completed prior to your occupation.
We have received confirmation that the works to the ventilation timer we reported to you are now complete.
Some of you have been notified of a minor water leak over the Christmas period which affected a small number of properties. If your home was impacted, we will have already discussed this with you and provided a timeline of when your home will be ready.
For those not affected and proceeding to occupy, repair works will be carried out on the affected homes, which may result in minor noise disturbance.

I completely understand how frustrating it is not to have a clear answer on whether we are in a position to submit to the Building Safety Registrar today.
At the moment, we are still waiting for the certificates from the manufacturer. Once these arrive, they must be reviewed by the Building Safety Team to confirm that they meet the requirements for submission. Until that review is completed, the Sales team genuinely cannot confirm whether the registration will be submitted today.
I appreciate why it feels like we should be able to provide an update today, and I’m sorry for the uncertainty this creates. To ensure the process is handled thoroughly and correctly, we have suggested providing a further update on Monday. This allows enough time for the documents to be received, checked, and for us to receive confirmation that the Building Safety Pack has been submitted. The fire safety door certificates are a new requirement that was not previously part of the Building Safety Pack, which is why this additional step has only now come into play. As you can imagine, building safety remains a top priority, and the registration process continues to evolve as new requirements are introduced.
I completely understand how important it is for you to have clarity on whether occupation will still take place in January. At the moment, I’m not able to give absolute certainty until the BSR documents have been fully submitted and accepted. What I can say is that we are still working towards an end‑of‑January occupation, but this remains dependent on the successful submission of the BSR documentation. I appreciate how unsettling the uncertainty feels, and we will continue to keep you updated as soon as we have confirmed information.
If we receive confirmation today that the registration has been submitted, we will let you know straight away.

Once this comes through, the BST will carry out their final check and confirm we’re all set to submit the registration tomorrow.
We’ll be back in touch on Monday to confirm the submission has gone ahead as planned and outline the next steps around serving notice and agreeing occupation.

They have provided a recommendation regarding the timer; however, as this is advisory rather than essential, we are awaiting guidance from our Building Safety Team on whether the development can be registered without implementing this recommended addition.
We await confirmation of UPS’s visit yesterday and sign-off of the certificates, but in the meantime are preparing the pack for our internal Building Safety Team to review ahead when we return in the new year, ready for submission for Building Safety Register mid-January. We will confirm once the submission to the BSR has been made. If the registration pack is signed off by our internal team and submitted within the week commencing Monday 12 January, we remain on track for occupation at the end of January. We will provide a further update by close of business on Thursday 15 January.

We are aiming for all items to be closed out by 19 December so that we can submit the registration request to our internal building safety team before the Christmas break with an aim to submit to the Building Safety Regulator in January. We still anticipate occupations in January 2026.
We will update you again by Monday 22 December to confirm that we’ve submitted the registration request internally.

An update on the works and documentation:
- Works to the fire doors are all complete, checked and signed off
- We’ve had the FRA and fire stopping close-out reports – these are with our internal team for review.
- Following our internal maintenance contractors checks some additional work on the smoke vents has been identified. We’re in the process of organising for this work to be completed.
- HIU commissioning certificates – we received the full set of certificates, but some didn’t have the full address and postcode on them, so we’re had to request these are re-issued
- The CHP and Boiler have both been commissioned however some remedial works have been identified to both. The Boiler works were previously booked for 13/11; this had to be rescheduled to today due to staff availability. We’re waiting for a date for the CHP works.
- The UPS is booked in for commissioning checks on 28/11.
We will provide a revised table detailing all outstanding items and any further information in our next update on Tuesday 25 November. We still anticipate occupation in January.
