    Thank you for your question.  The construction team has been actively reviewing documentation since January 2024. All information and documentation related to the original build before ARJ's insolvency was reviewed and accepted at that time.

    We are now focused only on reviewing documentation produced as a result of the remedial works. This review is ongoing as documents are created and submitted. The only outstanding items for review are those yet to be received, as listed in the update table. We cannot guarantee that we will not have comments on these final items until we have reviewed them.

    Once our team has reviewed and accepted the documents as complete, they are handed over to our internal building safety colleagues for building registration. These colleagues were also given access to all original build information.

    They will primarily conduct spot checks of the remedial work documentation but will not conduct a full review, as our team will have already completed that.

    To ensure a swift final registration, we are in continuous communication with our internal colleagues so they can review items they would like to spot-check as soon as they become available.

    Thank you for your question.  De-snagging is due to start next week with your homes being prioritised first.  We anticipate that once the building safety team provide final approval of the building safety case mid-November, we will then formally take handover of the development.

At this time, we do not feel that a large, open video call is the most effective way to provide the clear, individualised answers. Instead, we are committed to providing you with the transparency you've asked for in a structured format that you can review at your leisure. This appointment has been rearranged from Monday Why was this appointment cancelled? There has been repeated and unrelenting delays on this property, the very least that can be done is keeping scheduled appointments. This was expected to go ahead on Monday as confirmed by Richard White on Monday. What happened to cause this cancellation and why was Richard White unaware of it not going ahead on the very day he communicated that it would be happening? the engineers will now be attending site on Thursday Will they actually attend on Thursday? What actions are being taken to ensure that this will happen? What is the timeline for the worst possible case, that there is no surge protection and it needs to be reworked. Everything in this property has happened at ‘worst case scenario’ and then another few months of delays, so what is the timeline for remedial works on this point?     Hi, This is another predictably disappointing update from Southern Housing although this time it is different in that there hasn’t really been any information given that helps us to understand or feel reassured about the process and the timeline. During our review it was discovered that there was missing electrical surge protection When was this discovery made? This is a completely new issue that has never been flagged to us before. Why has it been missed and why are we only now hearing about it. It is causing further delay and therefore should have been mentioned before this. This appointment has been rearranged from Monday Why was this appointment cancelled? There has been repeated and unrelenting delays on this property, the very least that can be done is keeping scheduled appointments. This was expected to go ahead on Monday as confirmed by Richard White on Monday. What happened to cause this cancellation and why was Richard White unaware of it not going ahead on the very day he communicated that it would be happening? the engineers will now be attending site on Thursday Will they actually attend on Thursday? What actions are being taken to ensure that this will happen? What is the timeline for the worst possible case, that there is no surge protection and it needs to be reworked. Everything in this property has happened at ‘worst case scenario’ and then another few months of delays, so what is the timeline for remedial works on this point?     thank you for your question. The issue with the surge protection was discovered following our checks on the lightning protection certification. Since then, we have been establishing the requirements for surge protection, and our contractor has been sourcing a company who can carry out the required works within a short timescale. The surge protection install was the responsibility of the original contractor, and they have since gone into administration. The survey for the surge protection took place yesterday and work to install the required devices will start on Monday, we are liaising with our consultant to ensure that the works carried out will meet the required regulatory standards. We don’t currently have a timeline for completion of these works, but we will update when we know more. In our next update, we will provide a breakdown that includes a list of all outstanding works and an estimated timeframe for completion of each item.  We believe this structured approach will provide the clear information you need. At present, we have not made changes to the previously communicated timeline.
