    Thank you for your question.  It does take up to 12 weeks to register but we don’t need to wait until the building is fully registered to occupy, we can occupy once we submit for registration and receive the reference number from the Building Safety Regulator which takes around 2 weeks to receive.  It is for this reason we conduct a thorough internal scrutiny process of all documentation so we are confident that registration will proceed without any issues or challenges from BSR.  In the unlikely event BSR do raise a question we, Southern Housing, have 28 days to respond and provide the relevant evidence.

    Thank you for your question.

    Work inside individual apartments is almost finished, this involves making good the decorative works following opening up access panels to internal walls, and they expect to complete the communal areas by the end of July.  Once the work has been completed and communal areas are safe to allow access we will arrange for you to view your home to measure up.   This is likely to be mid-August after the site meeting on 11th.   If we can provide safe access sooner we will contact buyers to arrange outside of our monthly updates.

    Once the remedial works to both individual apartments and the communal areas is complete, an independent consultant will need to visit site to inspect and sign off on all the work, this is due to take place early August.  The evidence from the inspection and sign off is required for our building safety submission.

    At this time, we are still expecting to submit our building safety registration by end of August.  Once we receive confirmation the building safety regulator have received our submission we will be in a position to serve notice to complete which will be 10 working days.  If everything goes to plan, we would expect occupations to take place during September.  We'll be able to confirm this more definitively after the 11th August site meeting.

    The next update is due 15 August where we will provide more information regarding occupation timeframes.   I am sorry I am unable to give any guaranteed times but hope the above explains the situation.

    Thank you for your question, we are not aware of any delays that would affect the remedial works being completed by the end of the month.

    Thank you for your question, you should have received an update last week. We understand why you would want to receive more frequent emails, but we must consider what’s practical for us to deliver and substantial enough information to provide you.   We will provide another update by 15 August but if there are any significant changes before this date then we’ll be in touch.

    Thank you for your question.  The snagging is completed by Southern Housing’s Quality Control Manager and our Employer’s Agent, this will be done following completion of the works and prior to us accepting handover from Elements.   Snagging and de-snagging will be carried out prior to registration.

    The one year defects period will be provided by Southern Housing from the day we take handover from Elements.   You will receive details of our defects liability period and how to raise defects and expected timescales in your welcome pack.  Our sales executive will provide a technical demonstration and walk the property with you on the day of completion.

    Thank you for your question. We've set our updates to once a month because, outside of significant developments, we would primarily be reiterating that work is ongoing. If any significant changes occur between our scheduled updates, we will always provide an interim notification immediately.

    Thank you for your question.  The warranty for your appliances will begin from the day you register them after you've moved in.
