    Update issued 5th September 2024

    Block H (this is our neighbouring affordable rent block)

    • HG are hoping for NHBC sign off by 30/9. There is however a risk of this being delayed due to the following:
    1. Part for AOV is not due to arrive until the 16th of September.
    2. Bin store vents and fire stopping work need completing and then will need to be signed off by the independent fire inspector.

    Block G1

    • Nearly all the properties in this block have been snagged by our Clark of Works (CoW). There is still an open question around the copings (fixings) which have been used on the facias on the balconies. We are awaiting further information on this.
    • Communal areas are due to have snagging signed off this week.
    • Sales have been invited to inspect the properties on the 11th of September.
    • The AoV (automotive opening vent) is due to arrive by the 7th of October and will then be installed. This will then need to be signed off by the IFI (the independent fire inspector).
    • Following Sales inspection, there is a targeted ‘lock and leave’ date for these properties, week commenting the 17th of September. Note we will reinspect nearer your completion.
    • NHBC sign off is due the 11th of October.

    Block G2

    • Snagging is still ongoing.
    • The AoV is due on site on the 14th of October and then needs to be installed and signed off by the IFI.
    • Sales have been invited to inspect the properties on the 20th of September, subject to our CoW signing off the properties in advance.

    Practical completion for both blocks is scheduled for the 24th of October.

    Externals update:

    • HG aim to have external snagging completed by the 30th of September.
    • The plant room roof has to be relayed due to pooling of water, which is currently being undertaken.
    • Canopies are now signed off.
    • 278 (this is the Highway works) works are not fully signed off by the local authority yet, these are due for sign off mid-September.
    • The External Wall System (EWS1) is due to be signed off in two-weeks time.
    • HG are trying to increase the EPC (Energy Performance Certificate) for 29 properties from a C to B rating. This is likely to cause further delay so we will review the impact once we have the full program details.
    • The internal car park is now cleared.

    Planning Conditions:

    • Condition 12 which related to the energy strategy is outstanding. This can be submitted and signed off three months after occupation, but we have requested this is done in advance.
    • We have also requested all other discharge notices for phase 1.

    Building Safety Regulation (BSR):

    All information received to-date has been transferred over to our Design and Technical Team so they can start their review. We will be following up on the progress of this regularly.

    Safety Information Boxes (SIB) are installed, the information is with the Design and Technical Team for review.

    Sales Update:

    The practical completion date we still feel is over optimistic. Whilst G1 is nearing the practical completion standard, there is still a lot to do in G2 with regards to outstanding snagging and the IFI items being ‘closed out’. Fire stopping work has also commenced in the show home and marketing suite, this will be completed in circa 2 weeks but then will need to be signed off.

    With all the above in mind, I believe a realistic practical completion date for both G1 and G2 the end of November.
