Update 03/10/2024

Good afternoon,

I'm writing to provide an update on recent progress regarding the party wall agreement between Wharf 21 and the adjacent warehouse.

As we have a shared responsibility for fireproofing the wall separating our homes from the warehouse, and we've fulfilled our external obligations, we've encountered a challenge with gaining access to the warehouse to complete the internal fireproofing work.

The warehouse owner is currently requesting compensation to allow us access to their property. While we're exploring this option, we're also working with the party wall advisor to draft a new agreement. If this agreement is rejected, we would need to employ an impartial third party to facilitate negotiations. If we're unable to reach an agreement with the warehouse owner, a new party wall agreement will be put in place to ensure that the necessary work can be completed.

Despite this setback, we believe that the provisional March occupation date remains achievable. However, this issue may impact the practical completion date, as we cannot accept it until we have obtained building control sign-off. Our goal is to resolve this matter as quickly as possible.
