Update 06/08/2025

Good afternoon,

Please find attached the updated table of works. As you will see there has been significant progress made in closing out many of the remaining items with just 4 key items outstanding. You will see that the main items relate to MCL’s fire stopping records, which MCL need to update and provide to us. We are chasing them for a date that they will have these with us. Once these reports are received, IFI have advised they should only require 24 hours to review and sign them off, assuming the information is correct.

With regards to the replacement of the incorrect insulation, the replacement work is underway, and we await a date from MCL for completion of these works.

We know there is some way to go to rebuild your trust is Southern Housing, and we understand that it might be difficult for you to feel any confidence in our updates. However, we strongly believe that by working together and channelling our collective energy, we can help MCL to deliver what is needed and successfully move to practical completion and, ultimately, occupation of your new homes.

The updates provided are to clarify what is required and what falls under the responsibility of other parties, principally MCL, LB Wandsworth, and IFI. Despite our best efforts at transparency and regular communication, we often find that our updates face a backlash. As we’ve mentioned previously, we have absolutely no interest in delaying the completion of these homes – delays cost us huge amounts of your goodwill, not to mention significant time and money.

It should also be noted that we believe that your collaboration, by contacting the council, is helping speed up progress on the s278 agreement, which is the responsibility of MCL. We are doing our utmost to advance this process, but your assistance in helping us move forward is crucial. As you’re aware PC and occupation is not contingent upon the S278 work being completed, but the quicker it happens the less disruption you’ll experience to the restricted parking areas.

As soon as we receive the fire stopping records and confirmation on a completion date for the insulation works, we will update you straight away. I hope that you can see that we are almost there with your homes and will continue to do everything we can to drive these last steps forward.
