Understanding STAIRs (Social Tenants Access to Information Requirements)
The government is introducing STAIRs, a new set of rules that will give social housing residents greater access to information about their homes and landlord services. These changes come in response to lessons learned from events such as the Grenfell Tower fire and the death of Awaab Ishak, helping residents better understand how landlords operate and hold them to account when things go wrong.
Southern Housing recently completed its STAIRs engagement project, and we'd like to thank everyone who took part in the survey and workshops. Your feedback has helped shape our approach to implementing the new requirements.
We're now moving into the next phase and are developing our STAIRs Policy. Residents can continue to get involved and help shape this work by joining the linked project. You can find the link in the right-hand panel of this page.
Key dates:
October 2026: Publication of key information about our services.
April 2027: Residents gain the legal right to request certain information from their landlord.

How we’re performing (e.g., repairs, complaints, health & safety)
How we manage and maintain our homes
Legally required register information
A list of our key policies and strategies
Everything will be kept accurate, up to date, and fully compliant with the new requirement
Stage 2: Your Right to Request Information (From April 2027)
this is an upcoming stage for STAIRS Engagement Project
From April 2027, you will have a legal right to ask us for information about how we manage your home and the services we provide.
You’ll be able to request details about things like:
Property moves and tenancy rights
Rent, service charges, and how these are set
Repairs, planned works, and property condition
Estate and communal area management
Anti‑social behaviour
Complaints and compensation
Staff training and how we deliver customer service
Health & safety, data privacy, and security
Our housing stock, environmental impact, and energy efficiency
This new right is designed to make our services more transparent and easier to understand.
