Update 29/08/2025

Good afternoon

Please find to follow the latest update on progress at Corner Place:

• The fire remedial works are ongoing. Elements and IFI have agreed a solution in principle to the outstanding issue around the ductwork to the bin store, we await costs and a programme of works
• The remedial decorative works are ongoing but will not delay occupation

The items there were outstanding for the BSR registration remain outstanding and are as follows:

• Firestopping reports, a Pre-Occupation Fire Risk Assessment (FRA), and a third-party inspection summary from IFI
• Updated plans and review of drawings for the remedial works
• Review of the updated Operations & Maintenance (O&M) manual

Based on the above, we are on track to achieve practical completion mid-September as predicted but we are adjusting the timeline slightly to allow for receipt and checking of the above documentation for the BSR registration:

• Mid-September: Remedial works are expected to be completed, and Practical Completion (PC) will be reached
• First week of October: The BSR registration will be submitted internally to our building safety team, pending receipt of all necessary documents
• Second week of October: The BSR registration will be submitted to the building safety regulator
• Mid-October: The BSR reference number is expected to be received, and keys will be handed over to the Sales team
• End-October: Solicitors will serve the 10-day notice to residents
• First week of November: The occupation period will begin

We are still aiming to arrange access for you to view your home w/c 1 September, your sales executive, Asta will be in touch regarding this.

Another update will be issued by Friday 12 September, if anything changes in the meantime, we will be in touch straight away.
