    Following my last message, I am writing to provide you with today’s scheduled update regarding Fount Spring Place.

    The Building Safety Case is currently with our internal safety team for its final stage of review and sign off. So far nothing onerous has been uncovered and they expect to confirm to us by close of business on Monday they have submitted for registration.

    Handover of keys from our Construction team to Sales is booked for 18th May, subject to receipt of Building Safety Registration reference.

    I will be in touch again by Tuesday 12 May with a further update.

    I am contacting you to share the latest progress regarding the handover of Fount Spring Place.

    I am very pleased to confirm that we took Practical Completion (PC) of Fount Spring Place from our contractors yesterday. This means the construction phase is now officially closed. The final step before occupation is the Building Safety submission.

    We communicated last week that we had submitted the report to our internal building safety team for review as part of our internal assurance process. Following that review, a small amount of additional information was identified as being required before the formal submission can be made to the Building Safety Regulator. We are currently working through these final details and expect to complete this by the end of next week. As a result, the previously communicated dates will move by one week.

    We recognise the impact that any further movement in timescales can have on your plans and appreciate your continued patience as we complete this final regulatory step.

    I will be in touch with you again by Friday 8 May to confirm the status of the submission.

    I am very pleased to confirm that the lifts have been signed off, certificates received and the case has been submitted to our internal building safety team for approval.

    The next step is for our internal building safety team to confirm that the information pack is complete, and they are happy to sign it off so that we can make our submission to the Building Safety Regulator.

    Previous timeline:

    The necessary part for the lift has been ordered; however, due to manufacturing delays, delivery is now expected at the end of next week. We have scheduled the installation for the week commencing 13 April. Providing there are no further logistical delays, we anticipate the lift will be fully installed and signed off by our consultant by 17 April.

    Once the lift is operational and signed off our Building Safety Team will conduct a final inspection of the building safety case. Once internally cleared, the documentation will be submitted to the Building Safety Regulator for the final sign-off required for occupation.

    We understand how important this timeline is for you. We will provide you with a further progress update on Wednesday 15 April to confirm if we remain on track with the delivery and installation schedule.

    Lifts – Independent surveyors, RPS, have advised that the contractor has not yet completed all the necessary actions for the lifts to be signed off. We are waiting for their timescales for the remaining work, which may include ordering additional parts.

    Key Building Information pack – This is now complete.

    Because these items are still outstanding, we are not yet able to submit the building for safety registration.

    If we can obtain all the above by 13 March, we would expect the building safety submission to be submitted the week after.

    I’m getting in touch with the latest update on your new home and the remaining work now underway. In our last update we advised that we would be registering for BSR this week, but this has been delayed for the following reasons:

    • Riser cupboard doors

    This was requested back in early January, but we won’t now be in receipt of all the required information of the contractor’s programme and costs until early next week. Once received, we’ll submit these to our Building Safety Team (BST). Whilst we need the programme prior, the work can safely take place after the building has been registered, so this does not affect the approval timeline.

    • Lifts (critical item)

    The lifts remain the final major element awaiting sign‑off. Our independent surveyors, RPS, are scheduled to inspect the lifts on Tuesday 17 February. If the inspection goes ahead and no further issues are identified, we expect the contractor to issue the final sign‑offs and updated LOLER (Lifting Operations and Lifting Equipment Regulations) certificates by Wednesday 18 February. If RPS identify any further remedial works, these would typically require around two weeks to complete, followed by a re‑inspection. We will keep you updated immediately if this becomes the case.

    We are projecting that the final set of works and documentation will be completed in the first week of March. The BST then requires approximately two weeks to review and submit to the Building Safety Regulator (BSR). This means we are currently expecting occupation to be possible from late March at the earliest. If anything progresses more quickly, we will update you straight away.

    We fully recognise the impact this has but do be assured that we are doing everything we can to bring this process to completion as quickly and safely as possible, and we will continue to keep you updated promptly as each step progresses.
