    Good afternoon

I know you were expecting an update from me today regarding the delays, I apologise that I don’t have those final details ready for you just yet.

We are still waiting for the construction team to provide the specific data we need to update you on progress. I completely understand how frustrating this wait is, and I am doing everything I can to get these answers for you.

I will contact you again on Monday 23 March.

    Good afternoon,

I’m writing to share the latest progress at Fount Spring Place.

In our previous update, we explained that a few final items were still required before we could submit the Building Safety Registration. Here is where things currently stand:

Riser cupboard doors – We now have the full cost information and are awaiting the confirmed programme of works.

Lifts – Independent surveyors, RPS, have advised that the contractor has not yet completed all the necessary actions for the lifts to be signed off. We are waiting for their timescales for the remaining work, which may include ordering additional parts.

Key Building Information pack – This is now complete.

Because these items are still outstanding, we are not yet able to submit the building for safety registration.

Please be assured that we are working closely with our contractors to bring these final tasks to completion as quickly as possible. We fully recognise how frustrating these delays are and the impact they have on your ability to plan your move. Your patience is genuinely appreciated, and we remain committed to keeping you informed as we move closer to handover and registration.

I will be in touch again by Friday 20 March, or sooner if there are any significant updates before then.

I am emailing with an update on progress at Fount Spring Place.

There were 2 items outstanding before we could proceed with registration as follows:

    • Riser cupboard doors – we are expecting the quote and programme for the riser cupboard door replacement works today.
    • Lifts

Following the inspection, work took place on site on Thursday 5 March and we await sign off from our independent surveyors, RPS. We expect this will happen next week.

There is one piece of paperwork (Key Building Information) that requires updating to reflect the works we have been completing. We have commissioned our employer’s agent to complete this.

If we can obtain all the above by 13 March, we would expect the building safety submission to be submitted the week after.

Thank you for your continued patience. I will be in touch again as soon as the above information is received but by no later than Friday 13 March.

I’m getting in touch with the latest update on your new home and the remaining work now underway. In our last update we advised that we would be registering for BSR this week, but this has been delayed for the following reasons:

    • Riser cupboard doors

This was requested back in early January, but we won’t now be in receipt of all the required information of the contractor’s programme and costs until early next week. Once received, we’ll submit these to our Building Safety Team (BST). Whilst we need the programme prior, the work can safely take place after the building has been registered, so this does not affect the approval timeline.

    • Lifts (critical item)

The lifts remain the final major element awaiting sign‑off. Our independent surveyors, RPS, are scheduled to inspect the lifts on Tuesday 17 February. If the inspection goes ahead and no further issues are identified, we expect the contractor to issue the final sign‑offs and updated LOLER (Lifting Operations and Lifting Equipment Regulations) certificates by Wednesday 18 February. If RPS identify any further remedial works, these would typically require around two weeks to complete, followed by a re‑inspection. We will keep you updated immediately if this becomes the case.

We are projecting that the final set of works and documentation will be completed in the first week of March. The BST then requires approximately two weeks to review and submit to the Building Safety Regulator (BSR). This means we are currently expecting occupation to be possible from late March at the earliest. If anything progresses more quickly, we will update you straight away.

We fully recognise the impact this has but do be assured that we are doing everything we can to bring this process to completion as quickly and safely as possible, and we will continue to keep you updated promptly as each step progresses. Thank you again for your patience — it’s fully appreciated, and we are committed to getting you into your new home as soon as we can.

I am writing to provide an update on the registration process for Fount Spring Place.

We have reached a significant milestone with the completion of all Fire Risk Assessment actions. However, the associated certificates and documents are still undergoing review by our technical team. This means we are not yet in a position to submit the Building Safety Registration as previously advised.

Although the following work is not required prior to registration, our team has identified that the riser cupboard doors need to be replaced. Before our internal Building Safety Team can accept the scheme for registration and handover, we must have an agreed cost and programme of works. We have already requested this information from the sub‑contractor, and once received, we will finalise the submission pack for review and approval.

    Revised timeline:

    • 2 February: Submission to the Building Safety Team for review
    • 6 February: Approval meeting for Building Safety submission
    • 9 February: Submission to the Building Safety Regulator (BSR)
    • Week commencing 16 February: Expected BSR approval to occupy

We are sorry to have to communicate a further delay and fully recognise the impact this has, we sincerely appreciate your continued patience as we work through these final steps.

Apologies for not being able to provide a progress update on Fount Spring Place yesterday.

The good news is that key items have been closed out and it’s now with our internal building safety team. If we can get this to the Building Safety Regulator by mid-January, there is still a possibility for end-of-January occupation.

While the timeline is tight, be assured that we are doing everything we can to make this happen. Our team is prioritising this and working closely with all parties to keep things moving as quickly as possible.

We will be in touch again as soon we have made the submission to the Building Safety Regulator.

Southern Housing have reviewed the evidence provided by the Contractor to demonstrate that all necessary actions highlighted on the Fire Risk Assessment (FRA) have been completed. Further evidence is still required from the Contractor to fully close out the FRA, along with one change on site. We have asked the Contractor to provide a timescale to complete these items. We still anticipate occupation in January 2026.

We will provide another update by Wednesday 17 December 2025.

The contractor has informed us that they have completed all the necessary actions that were highlighted on the Fire Risk Assessment. We are now reviewing these items with our building safety team to ensure they have provided all the required information and evidence.

We will provide another update on the outcome of the building safety team’s review of documentation by Wednesday 3 December. We still anticipate occupation in January 2026.

Please find the latest update on progress at Fount Spring Place.

The pre-occupation fire risk assessment was successfully undertaken, and the reports were issued last week. These reports set out a few necessary actions that we must complete before we can register and occupy the building.

    The required actions primarily involve:

    • Some minor repairs and remediation works to doors
    • Minor amendments to required signage
    • Small-scale works to the fire stopping

We have shared these actions with the contractor today and are currently discussing timeframes for this work to be completed.

We do not believe that the above works will affect the current predicted timeline, and January 2026 is still the expected date for occupation.

We will provide another update by 19 November 2025.
