    Please find below the latest update on progress at Fount Spring Place:

    We advised in our last update that we were awaiting some key items to be closed out relating to the building safety works, and that there was still some building safety documentation needed before we can submit to our internal Building Safety Team for sign-off. Updates on these items below:

    • Fire safety signage to be installed in the communal areas – This has been completed and evidence provided to Hydrock (fire safety consultant) who will use this to update the Fire Risk Assessment. There was one last piece of evidence required for the fire alarm system arrangements. This has now been received and sent on to Hydrock for review.
    • To receive the fire stopping reports and review these - We anticipate the report will be received on Friday 12 September and will then be reviewed.
    • Proof of servicing from Thornsett for the Operation and Maintenance Manual - The servicing documentation we’ve received is not clear we have asked the contractor, Thornsett, to provide greater clarification on this item.
    • The Fire Risk Assessment (FRA) identified a low-risk issue due to the riser cupboard keyholes - We are reviewing what activities need to be undertaken; however, we do not believe this will impact on our ability to take practical completion or occupy.
    • Lift Witness Testing Report – This is pending following the completion of some identified snagging items, these are due to be completed on 10 September.

    We do not anticipate any changes to the previously communicated timeline which is subject to receiving all documents and those being satisfactory to submit for BSR registration.

    The next update will be on or before 26 September.

    Thank you for your continued patience, regarding the delays at Banstead Road. We still awaiting some key items to be closed out relating to the building safety works, and there is still some building safety documentation needed before we can submit to our internal Building Safety Team for sign-off. These items include:

    :

    • Recommended for fire safety signage to be installed in the communal areas.
    • To receive the fire stopping reports and review these.
    • Proof of servicing from Thornsett for the Operation and Maintenance Manual. Thornsett have confirmed that servicing has been completed and have committed to providing a service report, which we will use for submission to the Building Safety Regulator (BSR).
    • The Fire Risk Assessment (FRA) identified a low-risk issue due to the riser cupboard keyholes. We are seeking confirmation that either:
      a) no further action is required, or
      b) installing a blanking plate inside the riser cupboard will sufficiently mitigate the risk.
    • Lift Witness Testing Report – This is pending following the completion of some identified snagging items.

    Taking the above into consideration, below is an anticipated timeline to occupation:

    W/C 8th September –Technical team to check all received documentation and prepare the final building safety pack for sign off

    W/C 29th September –Building Safety team to review building safety pack for sign off

    W/C 13th October – Practical completion (PC) and building safety registration submission

    W/C 20th October – Building safety registration to confirm receipt and provide reference

    W/C 27th October – Building safety registration reference received to serve notice to solicitors

    W/C 27nd October – 10 day notice given to solicitors to fix completion date for occupation

    The above dates are indicative based on the current situation and subject to receiving all documents and those being satisfactory to submit for BSR registration.

    We are committed to providing honest and transparent updates and will continue to keep you informed on progress as we move towards the final items being resolved and us taking PC. The next update will be on or before 8th September.

    Good afternoon,

    Please find below an update on progress at Fount Spring Place, we are sending this update early as we have received more information on progress.

    There are two main items outstanding and preventing practical completion:

    Fire stopping records - we have now approached the third-party provider directly for these

    Fire safety signage that affects the communal areas to close out from actions raised in the initial Fire Risk Assessment

    Once we receive these items we will then be in a position to request the final Fire Risk Assessment.

    We have put together the following predicated timeline to occupation:

    15 August - We anticipate the above will be closed out and FRA report received

    29 August – Practical Completion

    1 September - Internal building safety team sign off for submission to the Building Safety Regulator

    12 September – BSR Submission reference received

    15 September – Serve notice to complete – 10 day notice to complete and occupy

    29 September – Occupation

    We're writing with the latest progress update for Fount Spring Place.

    There are still a few items outstanding before we can achieve practical completion (PC) and submit the building safety registration.

    Three of these items are with the developer, Thornsett: the fire stopping register, servicing agreements, and confirmation of fire stopping in the lifts. Our Director of Construction is actively pursuing these, and we expect to receive them imminently. Separately, we are also working through the reports from the recently completed fire risk assessment.

    We now expect to achieve practical completion and register the building at the end of July. This is dependent on receiving the final items from Thornsett and our satisfaction with the fire risk assessment reports.

    We sincerely apologise that we're still not able to move you into your new homes and this does mean completions won’t happen in July as predicted, we do appreciate how frustrating this and will provide another update by 31 July 2025.

    Thank you for your continued patience while awaiting an update on Fount Spring Place.

    We're still waiting on a few final items from the contractor. One of these is crucial for completing the fire risk assessment for the building. Once we receive it, the fire risk assessment will be carried out promptly. We're aiming for this to be completed by the end of June, with building safety registration to follow shortly after.

    This means that occupation will be pushed back and will no longer take place in June. We now estimate occupations will begin towards the end of July.

    We're truly sorry to have to communicate another delay. We understand the frustration this causes and appreciate your ongoing patience. We'll provide your next update by 30 June 2025.

    Our building safety team continue to work through the documentation required for the building safety registration, we are not yet in a position to submit the application but hope to be able to provide a date for submission by the end of next week. We still anticipate occupations taking place towards the end of June.

    Please find below the latest update on Fount Spring Place:

    Practical Completion (PC) is now anticipated for end of June 2025. This is based on our estimate in obtaining the documents necessary to achieve PC from the contractor, which enables us to register the building with the Building Safety Regulator. Our aim is to achieve PC and register the building simultaneously. We now anticipate occupations at the end of July.

    We understand that this revised PC date may be disappointing, and we want to assure you that we are working hard to finalise the building safety case documentation to get you into your new homes as soon as possible.

    Thank you for your ongoing patience as you wait for your new home at Fount Spring Place.

    Our building safety team continue to work through the documentation required for the building safety registration and expects to submit the registration at the end of May. We now anticipate occupations starting towards the end of June, subject to confirmation of registration from the regulator.

    Since our last update, we have been making good progress on checking all documentation required for the Building Safety submission. Some documentation remains outstanding. We are now forecasting practical completion in late April.

    The process to register requires us to submit key data to the Building Safety Regulator to obtain permission to occupy the building. Once this is done, the Regulator can request a Building Safety Case Report at any time. This report must provide clear evidence that the building is safe. Failure to present this could result in serious regulatory penalties being imposed, therefore, it is Southern Housing’s policy that we will not submit the building for registration until we have assurance that we have all the information we need to create our Safety Case Reports.

    We still predict occupation in May subject to BSR registration. We will provide another update by 30 April.     Further to our previous update, we are pleased to confirm that we are making good progress on collating all required documentation for the building safety submission. We still predict achieving practical completion in March with occupation in May.

    We want to make you aware that we have achieved practical completion on rented blocks G and H, and you may see people starting to move in. These blocks are low rise and not subject to building safety registration, but this does illustrate the progress that is being made on site.

    We will provide another update by Monday 31 March.
